1) Get to know your RTU’s basics

Every rooftop unit has a few must-know details: tonnage (capacity), energy source (electric or gas/electric), stages of heating/cooling, filter size, and how the unit is controlled (traditional thermostat vs. building controls). Keep this info handy with the unit’s make, model, serial number, and filter/MERV notes. It speeds up service calls and helps us track performance over time.

2) Schedule commercial HVAC maintenance, ideally for spring and fall

Commercial systems typically run longer hours than homes, and rooftop exposure adds sun, wind, and debris. Twice-yearly commercial HVAC maintenance catches issues like worn belts, dirty coils, weak capacitors, and stuck economizers before they become breakdowns. During a tune-up we’ll:

  • Check electrical components and amp draws

  • Clean coils for better heat transfer

  • Verify refrigerant pressures and temperature splits

  • Inspect the blower, belts, bearings, and set screw alignment

  • Replace or reset filters and confirm MERV is appropriate for your space.

3) Protect airflow: filters, coils, and clearances

Three airflow killers plague rooftop units: clogged filters, dirty coils, and blocked intake/exhaust. Keep the roof area around the RTU clear of boxes, seasonal décor, or construction materials. And if your unit serves a kitchen-adjacent space, coil cleaning becomes even more important due to grease in the airstream.

4) Use your economizer and schedules to cut energy spend

Most RTUs include an economizer—a damper system that brings in cool outdoor air to reduce compressor runtime when conditions are favorable. We’ll test and calibrate it during maintenance so it actually saves you money. Pair that with smart scheduling: occupied setpoints for business hours and gentle setbacks for after hours. Many Staunton shops see meaningful savings just by standardizing setpoints, limiting overrides, and ensuring sensors are reading accurately.

5) Fix hot/cold spots with simple balancing

Uneven temperatures show up in open offices, conference rooms, and long aisles. Before you assume you need a bigger unit, try air balancing: verify diffuser placement, adjust dampers, seal obvious duct leaks, and confirm blower speeds are appropriate. 6) Plan ahead
